Longtak's Home Equity Investment (HEI)

Overview

Our HEI allows you to convert a portion of your home's equity into a lump-sum cash payment, without adding monthly payments or interest to your budget. Instead of debt, you simply exchange a small share of your home's future appreciation. This innovative approach is perfect for those who want to access their home's value for debt consolidation, home renovations, or retirement planning, all while maintaining full ownership and control of their property.

No Monthly Payments, No Added Debt

Unlike traditional loans or lines of credit, a Home Equity Investment provides you with capital without the burden of additional monthly payments or accumulating interest. You get a lump sum of cash up front, freeing you from new financial obligations and allowing you to utilize your home's value without increasing your debt load.

Retain Full Home Ownership

With a Home Equity Investment, you remain the sole owner of your home. You maintain complete control over your property, including all decisions regarding its use, maintenance, and future sale. Our goal is to provide financial flexibility while ensuring you retain full autonomy over your most valuable asset.

Use Funds For What Matters Most

Whether you're looking to eliminate high-interest debt, embark on significant home improvements, bolster your retirement savings, or address other financial priorities, an HEI offers a versatile solution. The lump-sum cash payment can be used for any purpose you choose, empowering you to achieve your personal and financial goals.

Simple Qualification & Flexible Access to Funds

Our HEI solution is designed to be accessible. We offer a straightforward qualification process with no strict income requirements and welcome a variety of credit backgrounds. This means more homeowners can easily qualify for and quickly access the funds they need, often without the complexities associated with traditional lending.

How Repayment Works

You Receive Cash Today

Once approved to partner with Longtak's Home Equity Investment, you receive a lump-sum cash payment in exchange for a share of your home’s future value. There are no interest charges or monthly bills. You now have access to a one-time investment you can use however you choose.

You Settle When It Makes Sense

Repayment happens when you sell your home, refinance your mortgage, or reach the end of the agreed term, depending on whichever comes first.

Aligned With Your Home’s Value

If your home increases in value, our investment increases as well. If it declines, we share in the loss. Our interests stay aligned with yours throughout the whole process.

How Much Does It Cost?

The cost of your HEI can vary based on your home's value at the time of repayment. At that point, Longtak receives the original investment amount and a portion of your home’s appreciated value.

No Early Repayment Penalties

Want to regain full equity sooner? You can buy back our share at any time before the 30-year term ends, with no added fees.

Answers to Common Questions

A Home Equity Investment lets you convert a portion of your home’s equity into cash, without monthly payments or interest. In return, we receive a share of your home's future value when you sell, refinance, or reach the end of the agreement.

Loans and HELOCs add monthly payments and interest to your budget. Our HEI provides funding without new debt or payment obligations, offering a more flexible alternative for homeowners who prefer to avoid taking on traditional liabilities.

Yes. You remain the full legal owner. You keep control over decisions regarding maintenance, improvements, and if you want to sell.

Funding amounts typically range from $25,000 to $600,000, depending on your home's value, equity, and eligibility. You can apply the funds however you see fit.

We share in the downside. If your home’s value decreases, we may receive less than the original investment. Our returns depend on your home’s future performance.

No, our investment doesn’t affect your property tax or alter any existing mortgage you may have. Instead, you'll have the opportunity to pay off pesky loans and mortgage with our one time Investment, and we don’t take over any ownership stake or title.

No, we don’t force homeowners to sell or move. Foreclosure is never in our interest, and we’ve designed our agreements to avoid that route. We only have recourse if someone violates the terms, such as committing fraud or significantly damaging the property.
